This 600 sq. ft. one bedroom, one bathroom timber-framed house features an open floor plan with vaulted ceilings and an optional kitchen island.

Floor Plan

Timber framing is the method of creating framed structures of heavy timber jointed together with pegged mortise and tenon joints. To finish the walls, the spaces between the timbers were traditionally infilled with wattle and daub, brick, or rubble. Plastered faces on the exterior and interior were often “ceiled” with wainscoting for insulation and warmth. This method of infilling the spaces created the half-timbered style, with the timbers of the frame being visible both inside and outside the building.

It has become common to surround the timber structure entirely in manufactured panels, such as SIPs (Structural Insulated Panels). This method of enclosure means that the timbers can only be seen from inside the building, but
has the benefits of being less complex to build and offering more efficient heat insulation. The advantage of this for timber framing in the modern world is less of a dependency on bracing and auxiliary members like minor joists and rafters as the panels can span a considerable distance and greatly increase the stiffness of the timber frame itself.

Alternative ways of infilling include the use of strawbale or cordwood construction. The straw bales are stacked for the walls with various finishes applied to the interior and exterior such as stucco or earthen plaster. Cordwood walls require no further finishes once they are laid in mortar. This appeals to the traditionalist and the environmentalist as this is using "found" or renewable materials to build with. These methods also create well-insulated walls.

*The Preliminary Planning Set consists of floor plans and all four elevations with basic dimensions and room sizes. this set is commonly used as a starting point for personal alteration and to study with family, friends or a local planning board.

**The Full Size Prints for Estimates are a complete set of drawings as listed above that are used to get various quotes from contractors and suppliers.

***The Construction Documents are a full set of technical drawings that contain all of the information required to obtain a building permit from most municipalities. These drawings are used by your contractor to build your home. These plans follow the International Building Code. They include the following:

  • Cover sheet with an elevation sketch, site & client information, table of contents
  • General notes page with building and code information
  • Foundation Plan at 1/4" scale with details
  • Floor framing plans at 1/4" scale
  • Detailed floor plans with basic electrical information at 1/4" scale
  • Building sections and details; a typical wall section at 1/4" scale
  • Exterior elevations including materials, finishes and window schedules

Delivery: Please allow up to three business days for the delivery of Preliminary Planning Sets and up to ten business days for all other sets.

Adjustments: Adjustments, design changes, additions or reductions to the plans can be accommodated at an hourly rate of $75/hr.
