A Truly Affordable Duplex/House Plan

In a perfect world someone else would pay the mortgage, taxes, utilities and your home would even generate income while providing affordable housing for other people. And for fun, a big part would be tax deductible (airbnb/rental and lower level office/work spaces), while greatly reducing, or eliminating, the need for travel for work. And let's add energy efficient, no maintenance for 80 years, with a functional life of hundreds of years, highly resistant to all manner of natural disasters and typical building failures (along with with very functional security/storm shutters), easily decommissioned/recycled some day and can be used for growing food/flowers or elegant entertaining.

The truly affordable house plan is 1366 SF for the big bin (24 ft dia,) 220 for the middle section and 1038 Sf for the small bin (21 ft dia). Total - 2624 SF



These are some of the features of this plan. Many options are available and this was designed for a specific client (my daughter in grad school) so modifications are almost a given. My daughter likes to cook so the first floor is laid out for that with a nook for the stove/oven to catch heat in the summer and exhaust it before it heats up the house.



The lower levels have a carport outside for most of the year, which leaves the "garage" freed up for any number of activities including a family/party room, workshop with movable saw, studio or a big kitchen with dining or for commercial production (tax deductible live/work space). A vehicle can still be parked inside because the round shape means the center is open. There is an option of a root cellar/safe room as well.

Use your imagination. Maybe you need multi-generational housing that has personal spaces too or an attached office separated from your home. Lots of options for future expansion/amenities outside. Buy as affordable housing and add/embellish as needed using generated income. Most of the bathrooms are formed with bin walls so they eliminate the need for waterproof materials for the shower/bath area - the master bath will have a living wall of moss/ferns growing on mesh walls filled with peat. The walls are sound insulated in the same way the exterior walls are.

$1800 for a plan set that includes all needed docs to build plus a step by step assembly/building guide. Mark is offering 13 hours of consulting time (starting from the point of contact) with the basic cost of this plan, and this can be done before you receive the plans so that it is possible to have some custom alterations made, in addition to discussing exactly what configuration will work for you.
